Lucion wins first place on St. Leger Homes of Doncaster Framework

We are proud to announce our award as the first place provider for Asbestos Surveying and Sampling (Scheduled Repairs and re-inspections) to St. Leger Homes of Doncaster.

Since the contract award in November 2021, we have worked in close collaboration with St. Leger Homes to quickly mobilise our resources and create bespoke adaptations to our systems to meet their needs using our internal team of expert software engineers.

 

Who are St. Leger Homes?

St. Leger Homes are an award-winning company that manages over 20,000 homes on behalf of Doncaster Council in Yorkshire. St. Leger Homes is a purpose-driven organisation with their Mission “We provide homes in neighbourhoods that people are proud to live in” at the heart of their operations.

The health, safety and welfare of their employees, tenants, contractors and members of the public are of paramount importance. In order to comply with obligations under the Control of Asbestos Regulations 2012 and the Health and Safety at Work Act, trusted organisations, accredited to ISO 17020 and ISO 17025, were sought to deliver asbestos services for all properties managed by St. Leger Homes including, domestic properties, communal areas and commercial buildings.

 

What services will Lucion Services provide?

We provide a range of asbestos management services to St. Leger Homes primarily from our offices in Sheffield and Hull, including:

These services will be supported by our Operational Support and Laboratory Services team based in our head office and in-house laboratory in Gateshead. Our Operational support team includes a dedicated team of Tenant Liaison Officers who organise survey appointments with tenants and Building Managers. Utilising our Customer Liaison Officers to manage communications with customers provides a more personalised service, helping to ensure customers are kept engaged and treated as our own.

Looking after your tenants

Our dedicated Tenant Liaison Team is staffed by Tenant Liaison Officers (TLO) for professional and effective communications with tenants and residents. Their role is to liaise with tenants, book appointments, answer any queries and record the progress of survey programmes giving accurate, up to date reports. 

 To ensure we communicate effectively with your tenants we ensure that we:

  • Contact your tenants ideally at least 2 weeks in advance to book appointments via letter or phone call. Our research shows that tenants feel more secure when they know who is contacting them. A named TLO will be provided as a contact for any issues or questions that your tenants may have.
  • Ensure your tenants know what to expect. Our dedicated TLO will explain to your tenant what the visit from our Lucion surveyor is for and what the work entails, which areas we need to access, and how long it will take.
  • Send text messages to tenants the day before scheduled appointments with the name of the surveyor and time of the appointment as a reminder if required.

We understand that as a supplier we are representing our housing clients while we are liaising with tenants, neighbours and other building occupants. All of our team undergo DBS Checks every 24 months and receive training in customer service, first aid and safeguarding.

We also have access to translation and interpretation tools and services that help our team communicate over the phone and in-person with tenants who may not speak English as a first language.

The nature of our services and the environments in which we work requires greater degrees of consideration for health, safety, and welfare than many others.  Hazardous materials, construction and demolition activities, moving plant machinery, chemicals and gases, concealed pipework and 24/7 operational buildings are just a few of the situational difficulties our team have overcome during projects for clients across all sectors. 

Health, safety and the environment are of the highest priority for both our clients and us. Proof of technical competency, comprehensive Health and Safety training, detailed risk assessments and method statements are extremely important in successfully delivering an outstanding quality service on sites, as well building strong communications and trust between clients and contractors.

We have a proven track record of successfully delivering asbestos surveys, sampling and testing within tenanted properties over our 20 years operating as an environmental services provider. Changing Hazardous Materials Management Systems

Upon contract award, St. Leger Homes were in the process of implementing a new compliance management system (C365). We successfully developed a bespoke export template for a seamless transfer of data from our own award-winning, cyber security plus certified hazardous materials management system, NexGen, to their newly acquired system. Having worked with C365 before, we were already familiar with its layout and data handling processes. St. Leger Homes utilises the system to access their asbestos information, update records and directly upload accompanying data and documentation.

 

Managing Your Hazardous Materials Data

We are experienced in providing accurate data transfers and have created specific templates for many systems.

Our experience of working with asbestos software solutions includes working with various CAFM software packages including MICAD, Keystone Asset Management, Frontline, Archibus, PSI, Planet FM and Technology Forge, as well as dedicated asbestos management software solutions such as SHINE Asbestos.

We have a proven track record of working collaboratively with clients to ensure that our work with their systems is effective. From development of data exports, to trialling new releases, this flexible approach has resulted in project successes.
