What is a pre-refurbishment asbestos survey?

Previously known as a type 3 asbestos survey, a pre-refurbishment asbestos survey (or asbestos refurbishment survey) is intrusive in nature and seeks to identify asbestos containing materials as far as reasonably practicable. This asbestos survey is required prior to any refurbishment works and will require access to all areas of the building to ensure a thorough survey is conducted. 

A pre-refurbishment asbestos survey is more intrusive than an asbestos management survey (previously known as a type 2 asbestos survey) and will be a requirement of your CDM coordinator under the Construction Design and Management Regulations 2015. Due to the nature of this asbestos survey, the survey cannot be undertaken in any occupied buildings or buildings where re-occupation is required immediately after the survey. 

What will the asbestos refurbishment survey report tell me?

Your refurbishment asbestos survey will identify any asbestos containing materials which will require removal or treatment prior to your planned refurbishment and modernisation works. What are my responsibilities?

If you are the duty holder, you are required to manage your asbestos risks in line with the Control of Asbestos Regulations (CAR) 2012.
